JOB SUMMARY The purpose of this position is to direct and oversee the healthcare facility maintenance management and safety programs for a facility or assigned region and manage performance metrics in accordance with account KPI's (Key Performance Indicators). Oversees the performance of subordinate managers and technicians in the areas of critical systems operations and maintenance of mechanical, electrical, plumbing, and other facility equipment and systems. ESSENTIAL DUTIES AND RESPONSIBILITIES Manages healthcare account programs aimed to ensure safety and compliance with national, state and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third-party compliance standards such as JCAHO, NFPA, and OSHA. Assists in the development of operational service delivery solutions to include documented playbooks, account operations plan, etc. Monitors effectiveness of maintenance efforts for facilities within a region as assigned, ensuring work is completed in accordance with account KPIs (Key Performance Indicators). Assists with new/existing outsource provider service contracts and ongoing administration of the RFP process to ensure best pricing and service level performance. Responsible for client account inspections for a regional area: a campus or multiple facilities. Documents inspection report results and rectifies any issues, concerns, etc. with client. Administers and manages client account energy management initiatives for a region: a campus or multiple facilities, including ongoing evaluation of utility consumption rate structures, implementation of cost reduction programs, and assimilation of data for inclusion in benchmarking database. Oversees account regional site operations and new projects. Identifies capital improvement projects and conducts cost analysis utilization in preparation of capital budgets. Travels to regional location(s) for projects management issues, concerns, etc. Other duties as assigned. SUPERVISORY RESPONSIBILITIES Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and EXPERIENCE High School diploma or GED (General Education Degree) required. Bachelor's degree preferred. Min of 6 years Engineering and/or Maintenance Management related experience/training. Prior Supervisory Management experience preferred. Healthcare experience preferred CERTIFICATES and/or LICENSES CPE (Certified Plant Engineer), CPMM (Certified Maintenance Manager), CEM (Certified Energy Manager) preferred, or experience equivalents. COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. FINANCIAL KNOWLEDGE Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. REASONING ABILITY Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company. OTHER SKILLS and ABILITIES SCOPE OF RESPONSIBILITY Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
