PURPOSE OF THE JOB The Area General Manager (AGM) is accountable for the leadership, management and development across all aspects of a Data Centre portfolio of accounts. This includes service delivery, QHSE, statutory compliance, people and talent management, operations management and the continual development of the customer base. Key Responsibilities - Deliver outstanding client outcomes on accounts.
- Full responsibility for Profit & Loss including development of contract financial plans for revenue and profit delivery, reduction of WIP, debt, cost reduction and contract growth, and ensure that these are met and exceeded.
- Provide leadership; and ensure the planned development of a defined portfolio of contracts to ensure that contractual commitments are met and exceeded.
- Ensure that opportunities for the strategic development of the portfolio are exploited, to deliver increased turnover and profitability, ensure additional services and projects are added, and contracts are re-won on re-tender.
- Ensure business policies and processes are effectively communicated and implemented within the contract.
- Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process is effectively implemented across both our services and vendor activities; and are regularly reviewed.
- Ensure a customer focus within all areas of operational activities, and that effective relationships are maintained with key client contacts.
- Promote and maintaining the CBRE RISE values (Respect, Integrity, Service, Excellence) & culture.
- Provide a learning environment, and appropriate training and development planning. Ensure basic training needs are delivered, employees are fully competent to undertake their roles, and are able to reach their full future potential.
- Ensure optimum staffing structures operate across contracts, balancing cost reduction with the delivery of service excellence.
- Ensure structures support peaks and troughs in workload, disaster recovery, and the sharing of expertise across the portfolio.
- Ensure contracts are staffed by fully competent teams, taking direct responsibility for the appointment of all management, ensuring post holders are fully competent, and that effective succession planning arrangements are in place.
- Support the sales process through solutions development, participation in presentations and consultation meetings, hosting visits, and support to mobilisation as required on new contracts.
- Work with other Operational managers to ensure the collaborative development of the business, effective teamworking, and support to colleagues.
- Ensure appropriate contract review, audit and control systems to ensure statutory, policy and contractual commitments are met.
- Provide leadership and guidance, advice, coaching and direct support, where required to deliver best practice selection, training, assessment, employee engagement and recognition/reward.
Support effective business communication through advice, review, leadership and direct contribution to management and team meetings, briefings, consultation forums, correspondence, publicity, monthly and ad-hoc reporting and other publications, as appropriate. This position may be performed remotely anywhere within the United States except the State of Colorado. EDUCATION and EXPERIENCE Bachelor's degree (BA/BS) from four-year college or university and a minimum of eight years of related experience and/or training. Master's degree (MA/MS) preferred. Previous supervisory experience required. CERTIFICATES and/or LICENSES Professional designation such as CPM, RPA, or CCIM preferred. Active real estate license may be required. Professional Engineer (PE) license may be desired. COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. FINANCIAL KNOWLEDGE Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget. REASONING ABILITY Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company. OTHER SKILLS and ABILITIES Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge and understanding of architectural, electrical and mechanical systems. Understanding of leases, contracts and related documents. SCOPE OF RESPONSIBILITY Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company. SAFETY Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to: 1. Complete all required and assigned HSE training at a satisfactory level, 2. Follow all activity policies and procedures, including all HSE-related requirements at all times, 3. Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc. 4. Report any conditions which you feel could result in an accident or injury and / or stop work if required. As a Manager: 1. While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to: a. Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly, b. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders, c. Support "stop work" authority when it is exercised in good faith, d. Communicate any / all potential workplace hazards and workplace procedures. |
