RESPONSIBILITIES
Utilizes advanced skills to understand and monitor complex preventive maintenance and corrective repair of CUP, industrial systems, equipment and grounds, boilers, chillers and air compressors. Supervises and monitors building system operations, performance and alarm monitoring. Maintains water chemistry on boilers and water heating/cooling loops. Oversees central communications for site coordination including LOTO control and operational equipment changes.
ESSENTIAL DUTIES AND RESPONSIBILITIES
-Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations, boilers, and work safety.
-Oversight of operation of building systems including fire alarms, HVAC, chillers, boilers and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
-Oversees and inspects the work performed by outside contractors. Contracted work includes welding, pipe fitting, Boiler repair, refrigerant work, HVAC, plumbers, and sewage treatment. Assigning permits and reviewing JSA's where necessary.
-Oversight of performance of assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
-Reviews assigned work orders. Estimates time and materials needed to complete repair. Requests necessary materials and supplies to complete all tasks.
-Responds quickly to emergency situations, summoning additional assistance as needed.
-Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Formal supervisory responsibilities in this position. Provide informal assistance such as technical guidance and/or training to direct reports. May coordinate work and assign tasks.

CERTIFICATES and/or LICENSES
Certifications in one or more of the following is a plus: boilers, electrical, universal CFC certification, mechanical, HVAC and refrigeration systems, process control, plumbing, or motor/valve/pump repair. Certifications/licenses may be required by local or state jurisdictions.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.
EDUCATION and EXPERIENCE
Required:
- High school diploma or general education degree (GED)
- Training or experience in safe operation of Boilers
- Experience with building automation systems (ABB, Metasys, etc..)
- One or more job related experience/training. Examples giving below:
- Experience in a plant where a central utilities plant was present
- Trade school training in boiler, chiller, air compressor, and building automation
- Water chemistry on boilers and closed loop systems
- Weight handling, forklift, powered lift operations, working at heights
- Military technical trade training (Machinist, Gas turbine, Boiler Tech, etc..)
- Wastewater management/treatment systems
- Chiller & Tower operation/maintenance/repair
- Other trade related skills or training
SKILLS and ABILITIES
Uses personal computer and tablet for work order system, email, and training. Basic skills with Microsoft Office Outlook/Word. Physical requirements include stooping, standing, walking, and/or climbing stairs / ladders.

Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause impact to co-workers, supervisor and financial loss to clients.
